But a buyer doesn’t exactly want to hurt you – don’t think of it that way. Accept what you want and don’t get upset if you’re asked for something you don’t want to give in to.

Remove anything that tells the buyer that the house is actually yours. Because that’s all they’ll see it as. You want them to see it as theirs. Remove everything that’s bold and replace it with everything neutral.

 

The eighteenth thing you need to sell your house is make sure you plan on moving out ASAP. If you’re already moved out, great – you’re ahead of schedule! It can be tricky when you are also buying a different home yourself. Selling your home means you need to pay careful attention to closing dates. Once escrow closes, that house is no longer yours. The problem is, what if the deal falls through and you’ve moved out already? Now you’re paying for a home and not living in it. Unfortunately that’s a risk you have to take. Don’t rule anyone out right away but maybe make it your policy not to do a showing without certain information. This is important for several reasons. Your buyer could not be serious. They could be daydreaming of a house they can’t afford. Or they aren’t looking to buy at all and want to see your house for some other reason. Hopefully not a malicious reason but that’s not unheard of.
